Is the land for lease or sale?
Lease
Are you planning to train or be a mentor to a farmer who farms this land?
Yes
Please briefly explain the terms of the lease or sale
I am looking for a grazer who would like to collaborate with us. We have the following to offer:

-24 acres of lush rolling hay fields (details below)
-a ready market for grass-fed meat with our 250+ CSA member families who come weekly to the farm to pick up their veggie shares.
-additional acreage available in the community if needed
-possible equipment sharing
-possible alternative business arrangements including employment or cost-sharing etc.
-possible on-farm housing in rustic growing outdoor community of young farmers (aka you can put a camper in the woods and we have an outdoor kitchen/shower/toilet)

This would probably look like a sublease. But we are open to different ideas. I currently have a 20-year lease on the land, a total of 56 acres, with a right of first refusal.

I cannot mentor you on grazing animals, my experience is only in growing vegetables. I could help with business planning, but you need to come with solid experience in grass-fed meat farming.
How big is the total parcel of land?
21-50 acres
Additional details about how much is tillable, pasture and/or woodland
About 24 acres of rolling sandy loam currently in neglected but healthy hay crop. 9 acres planted in alfalfa 5 years ago, hay cut only 2 of the last 5 years. 15 acres or so planted in 2017/18 mixed Timothy/red clover with some other grasses/etc. naturalizing. These 15 acres have been mostly left to neglect, clover has re-seeded, etc. Come see it, it's beautifully lush.
Is the land certified organic?
No
Any other details (Previous use, soils and water quality testing results, any synthetic chemicals used within three years etc.)
The land has been chemical-free for almost 4 years now. Some soil test info available. Before the 4 years I've been managing it organically (not certified yet), it was in corn/alfalfa/etc. no-till chemical farmed by the local dairy farm.
Please describe any existing infrastructure: fencing, irrigation, buildings or housing on the property
Great aquifer and potential to dig another well and possible pond. Barn in use for CSA distribution and vegetable washing/storing. Good gravel driveway runs through middle of fields.
